Epoxy Flooring in Johannesburg
Seamless epoxy floors for homes, shops, workshops and industrial buildings across Johannesburg. Hard wearing, easy to clean, available in any colour, and guaranteed for 10 years when our team installs them.
What Epoxy Flooring Is, and Where It Makes Sense
Epoxy flooring is a liquid resin system that is applied over a concrete floor, where it hardens into one continuous surface. There are no joints, no grout lines and no gaps, so there is nowhere for dirt or water to get in.
It suits any floor that has to be tough and easy to clean: a warehouse, a butchery, a workshop, a showroom, a garage, a kitchen, or an open plan living area. On concrete that is dusty, stained or uneven, it also solves the problem underneath, because the system levels as it goes down.
The Epoxy Systems We Install
Self levelling colour sand
Our standard floor. It levels itself as it is applied, giving a smooth, seamless finish that can be made in any colour.
Flake
Coloured flakes broadcast into the surface, which hides marks well and gives a speckled, hard wearing finish.
Matt or gloss
The same floor can be finished with a soft matt sheen or a high gloss, depending on the look you want and how much light the room gets.
Anti slip
Slip resistance built into the surface for wet areas, ramps and walkways.
Food grade
Hygienic, seamless floors for kitchens, butcheries and food preparation areas.
Floors We Coat Across Johannesburg
We install in warehouses, retail stores, butcheries, workshops, showrooms, wedding and event venues, and private homes. If your floor is concrete, it can almost certainly be coated.
How an Epoxy Floor Is Installed
Assessment
We assess the floor, check its moisture content and agree the system with you.
Surface preparation
We grind the surface back with a dust free grinder to expose sound concrete.
Repairs
We repair cracks, holes and damaged areas.
Priming
We vacuum the floor and apply a sealing primer.
Epoxy application
We lay the epoxy, which levels itself as it goes down.
Handover
We hand the floor back with your guarantee.
The whole process is usually a one to two day job for a domestic floor, and is planned in sections for larger commercial jobs.

Why MDS
Modern Design Solutions supplies and installs its own products. That means the person quoting your floor knows exactly how the material behaves, and we stand behind the result with a 10 year guarantee on any floor our own team installs.
We also supply these products to other applicators across the country, so the systems we put into your building are the same ones professional contractors buy from us.
Epoxy Flooring Questions We Get Asked
What is epoxy flooring?
Epoxy flooring is a coating made from two parts, a resin and a hardener. Mixed together and spread over a concrete floor, they cure into a single seamless surface that is far harder and easier to clean than bare concrete or paint.
How long does epoxy take to dry?
At a normal floor temperature of about 25 degrees it is touch dry in roughly 6 hours and ready for traffic after about 12 hours. It reaches full strength in two days.
How is epoxy flooring applied?
The floor is ground back, repaired and vacuumed, then a sealing primer goes down. The resin and hardener are mixed on site and spread over the floor, where the system levels itself as it cures.
How do you prepare a concrete floor for epoxy?
We grind the surface with a dust free grinder to remove laitance, oil and old coatings, repair any cracks or holes, vacuum the dust away, and prime the surface so the epoxy bonds properly. Preparation is most of the job.
What is the difference between epoxy and polyurethane?
Both are resin systems and both resist chemicals well. Epoxy is harder and better suited to interior floors. Polyurethane stays more flexible and handles UV better, which is why we use a polyurethane system for waterproofing outdoors.
Are epoxy floors slippery?
A gloss epoxy floor can be slippery when it is wet, in the same way a polished tile is. Where that matters we build anti slip into the surface.
How long does an epoxy floor last?
With normal use, 10 years or more. Our self levelling system carries a 10 year guarantee when our own team installs it.
Can you apply epoxy over tiles?
Yes, in most cases, provided the tiles are sound and properly bonded. We assess this on site.
How do you clean an epoxy floor?
Sweep and mop. Because the surface is seamless and chemical resistant, ordinary cleaning products are fine, and there is no grout to scrub.
